Clients should not use the oven and the air-conditioning at the same time as this causes the electricity switch to trip.

As with many Italian properties, double beds often comprise of twin beds made up as a double bed (1m60).

A cleaning and breakage deposit of 150€, payable by card, will be requested on arrival at the property. This will be returned in full if there have been no breakages and the property is left in good order.

Acquaviva Poggio Olivo (2 bedrooms: sleeps 4 + baby) is set in vineyards and olive groves with breathtaking views over rolling Tuscan hills, 2km from the village of Acquaviva, 3000 inhabitants - 5km from the famous walled town of Montepulciano, 18km from Cortona, 50km SE of Siena (Tuscany) and 65km W of Perugia (Umbria) 170km SE of Pisa. Acquaviva Poggio Olivo is in a fabulous location, set in vineyards, olive groves, old oaks and cypress trees. There are spectacular panoramic views over the gentle rolling Tuscan hills and the hilltop towns of Cortona and Montepulciano in the distance. The farm produces the 'Vino Nobile di Montepulciano', one of the five DOCG red wines of Italy, as well as honey, olive oil and grappa. Eight apartments have been created from an ancient farm building to complement their Tuscan surroundings. The first-floor apartments have an independent entrance, while french doors lead out onto an independent panoramic terrace with breathtaking views.The interiors are comfortable and stylish with good-quality furniture and optional air-conditioning. Both bedrooms boast en-suite shower rooms; the second, mezzanine bedroom is up a flight of stairs.

In the area: This is a lovely place for a relaxing country holiday within easy reach of many of the jewels of Tuscany, such as Florence, Siena and San Gimignano. Day trips are also possible to Lake Trasimeno and Perugia in Umbria.
